Retrofit Coordination · Suffolk
We've delivered for Suffolk County Council on county-wide work. Suffolk's housing stock is among the most technically demanding in England to retrofit — a lot of it is older, traditionally built, and completely unsuited to the standard measure package.
Suffolk contains a very high proportion of pre-1919 housing, and a substantial amount of it is traditionally built: timber frame with lime render, clay lump, flint, and thatch. These buildings work in a fundamentally different way from modern construction, and treating them as though they don't causes real damage.
A traditionally built wall manages moisture by absorbing it and releasing it again. It relies on being able to dry out. Wrap it in an impermeable insulation system and the moisture has nowhere to go: it accumulates in the fabric, rots embedded timbers, and shows up as damp and mould in rooms that were dry for two centuries.
This is not a theoretical risk. It is the most common serious failure in retrofitting older rural stock, and it is expensive and sometimes irreversible.
Where a building is traditionally built, the insulation has to be vapour-open — wood fibre, lime-based systems, sheep's wool — and the ventilation strategy has to be designed alongside it, not added afterwards.
Getting this right is a large part of what a competent retrofit coordinator is actually for, and it's why traditional construction lands on PAS 2035 risk path C.
Rural Suffolk has extensive off-gas-grid housing running on oil, LPG and electric heating, and the coastal districts add wind exposure to the equation — driving rain on an exposed elevation changes both the heat loss and the moisture risk. Properties like these are often in the worst EPC bands and among the most expensive in the country to heat, which makes them strong funding candidates and technically demanding in equal measure.
Suffolk has one of the highest concentrations of listed buildings and thatched roofs in the country. Both constrain what can be installed, and both require the conservation conversation to happen early. In our experience the honest answer on a protected property is often a fabric-light package — roof, floor, draught-proofing, heating controls, better ventilation — which delivers a genuine improvement in comfort and running cost without touching a protected elevation.
That is a smaller intervention than a funder's headline target might imply, and it is better than a larger one that damages the building.
