Peterborough is twenty-five minutes from our office. Cambridgeshire is effectively our doorstep — and the fen stock south of us is the same housing, in the same landscape, as the Lincolnshire fens where most of our work has been.
Cambridgeshire is not one market. A retrofit programme in Fenland and one in Cambridge are different technical jobs with different constraints, and the county's unitary neighbour Peterborough is different again.
This is the stock we know best, because it is the same stock we work on daily just over the Lincolnshire border. Dispersed villages, a high off-gas-grid proportion, solid-wall brick and pantile cottages, and some of the highest fuel poverty in the East of England. Properties here sit in the lowest EPC bands and cost the most to heat, which makes them strong funding candidates under ECO4 and Warm Homes: Local Grant.
The practical difficulty is access and dispersal rather than technical exotica — and that is a scheduling problem we have solved many times.
Substantial post-war and New Town expansion stock — the township estates built from the late 1960s onwards at Bretton, Orton and Werrington. Consistent house types in large numbers, which is the best possible situation for a retrofit programme: get the design right once and it replicates across hundreds of homes. Alongside that sit older Victorian terraces closer to the centre, which are solid wall and a different proposition entirely.
High-value, heavily constrained. Extensive conservation areas, a large listed stock, and colleges and institutional landlords with their own governance. External wall insulation is frequently not an option on protected elevations, which pushes programmes towards internal insulation — where detailing decides whether you have improved the building or created a condensation problem — or towards a fabric-light package that puts the money into roof, floor, airtightness and heating instead.
We have not yet delivered a programme for a Cambridgeshire authority. We are being straightforward about that rather than implying otherwise.
What we do have is extensive delivery in identical fen stock immediately to the north, for South Holland and South Kesteven District Councils, and a base closer to Peterborough than most of our competitors are to their own clients. References from those programmes are available on request.
