Retrofit Coordination · Lincolnshire
We're based in Bourne, which makes Lincolnshire our home patch rather than an outlying territory. We've delivered funded retrofit for district councils across the county — and we understand what makes Lincolnshire stock awkward before we arrive.
Lincolnshire is not a county you can retrofit from a spreadsheet. Three things shape almost every programme here, and all three push in the same direction.
Outside the market towns, whole villages run on oil, LPG, or electric storage heating. Those properties carry some of the worst running costs in the country, which makes them strong candidates for funding — but it also means the heating solution is rarely a straight boiler swap. Getting the fabric right first is what makes a heat pump viable rather than a complaint waiting to happen.
The county's stone and brick vernacular — limestone through Kesteven, brick and pantile across the fens — means solid wall is the norm in older stock, not the exception. Solid wall insulation is the highest-value measure available and also the one most likely to cause damp problems when it's specified without a ventilation strategy. It's the single biggest reason a coordinator earns their fee here.
A programme of 200 homes in a city is a logistics problem. The same 200 homes spread across fen villages and market towns is a different one entirely. We plan assessment rounds geographically and batch them around void turnarounds, because the alternative — an assessor doing 60 miles between two surveys — is how programme costs quietly double.
Being based in Bourne is not a marketing line. It means we can get to a site the same week, attend a pre-start meeting in person, and go back when something on site needs looking at — without any of it being a special trip.
All three services, across the whole county: PAS 2035 retrofit coordination at £549 per property, portfolio EPCs at £75 with lodgement inside 48 hours, and air permeability testing at £175 per test.
Lincolnshire is where most of our work has been, but we cover roughly a 150-mile radius from Bourne, and take national programmes where it makes sense. If you're outside the county, ask anyway.
