Where The Heat Goes

Every home leaks heat.
We map it — then plan the fix.

Up to a third of a resident's heating bill escapes through the fabric of the building. Tap the markers to see where it goes, which measure fixes it, and what the right fix saves — per home, per year, across a whole stock.

↑ Tap a marker — figures are typical for a 3-bed semi

Heat Loss 01 — The Roof · ~25%

An under-insulated loft

A quarter of the heating can escape straight through the roof. We measure what's actually up there, spec the top-up to 270mm+, and design the ventilation in at the same time — so the loft gets warmer and stays dry.

Typical annual saving £230/yr

Services & Fixed Pricing

Three services. One rule:
the house is one system.

Fixed prices, volume rates for portfolios, and one contract instead of three. Predominantly serving local authorities — housing associations, contractors and private clients equally welcome.

Social Housing Decarbonisation Fund · Wave 1

East Midlands Homes

Homes averaged Band C at 89.58 kWh/m² space heating demand, inside the 90 kWh/m² limit.

East Midlands Homes (EMH) appointed us for all professional retrofit services on 105 of its homes in the East Midlands. The funding set two conditions for every home: reach SAP Band C, and keep space heating demand at or below 90 kWh/m² a year.

The measures were external wall insulation, finished in brick slip or render so that full planning applications weren't needed, plus loft insulation, insulated doors and decentralised mechanical ventilation in every wet room. Homes with mansard roofs also needed full roof replacement, with the rafters extended to take the new insulation.

What we delivered

  • Retrofit, condition and occupancy assessments, EPCs and dimensioned floor plans
  • Air permeability testing
  • Full SAP modelling, improvement options and medium-term retrofit plans
  • Pre- and post-works technical drawings for every house type, with on-site surveys of non-standard construction such as mansard roofs
  • Technical detailing for thermal bridging at the eaves, and for moving windows into the insulation layer at a later date
  • Installer support on sequencing, and regular site visits checking work against the design
  • TrustMark lodgement, certification and retrofit evaluation

Green Homes Grant · LAD Phase 1B

South Kesteven District Council

Measures were already installed when we were appointed, so homes were assessed under a post-installation procedure approved by Elmhurst, BEIS, the Energy Hub and TrustMark.

South Kesteven District Council (SKDC) needed 85 of its homes to reach SAP Band C under LAD 1B. The measures were already in when we were brought in, so the normal PAS 2035 order, where you assess first and install after, was no longer possible.

Special procedures were developed, and approved by Elmhurst, BEIS, the Energy Hub and TrustMark, so that retrofit assessments could be carried out after installation and the energy modelling completed retrospectively. That let the homes be assessed, lodged and certified.

What we delivered

  • Post-installation retrofit, condition and occupancy assessments, EPCs and floor plans
  • Full SAP modelling, completed retrospectively
  • Improvement options evaluation and medium-term retrofit plans
  • A site-specific retrofit design bringing the specialist designs together
  • TrustMark lodgement, certification and retrofit evaluation

June 2022

North West Leicestershire District Council (NWLDC) appointed us for all professional retrofit services on 21 homes funded through LAD 1B, with a target of SAP Band C.

The measures had been selected before the project started: loft insulation, cavity wall insulation, air source heat pumps and solar PV. Our job was to bring the specialist designs for each into a single site-specific design, meet the additional PAS 2035 design requirements, and coordinate the installers so the measures worked together.

What we delivered

  • Retrofit, condition and occupancy assessments, EPCs and dimensioned floor plans
  • Air permeability testing
  • Full SAP modelling, improvement options and medium-term retrofit plans
  • A site-specific retrofit design bringing the specialist designs together
  • Installer support on sequencing, measure interactions and keeping disruption to residents down
  • Regular site visits checking work against the design
  • TrustMark lodgement, certification and retrofit evaluation

Before You Ask

Fair questions,
straight answers.

Do funded retrofit programmes really need a retrofit coordinator?+
Yes — PAS 2035 requires a retrofit coordinator on any publicly funded domestic retrofit, and TrustMark lodgement depends on it. But the role is more than compliance: insulation, ventilation, heating and airtightness interact, and a coordinator sequences the measures so each one helps the next instead of trapping moisture in the walls you just paid to insulate.
Which funding streams do you work with?+
Warm Homes: Social Housing Fund (formerly SHDF), Warm Homes: Local Grant (formerly HUG), and ECO4 — including flex referrals. We design measures to each programme's cost caps and prepare the property-level evidence packs funders and auditors expect, lodged and traceable.
How do you handle EPCs across a whole portfolio?+
In batches, scheduled around tenants and void turnarounds, with lodgement on the national register within 48 hours of each assessment. You get the certificates plus a data export ready for your asset management system — and a costed view of the cheapest route to band C across the stock, which is exactly what MEES planning needs.
Who does your air permeability testing?+
Elmhurst-accredited air tightness testers, covering Part L compliance on new builds and conversions as well as sampling regimes for retrofit quality assurance. Our pre-test checklist gets 98% of plots through first time, and a pass gets a same-day certificate — so sign-off never waits on us.
How do we procure you?+
However suits your governance: direct award under threshold, call-off from existing frameworks, or as a named subconsultant in a bid. Insurances, accreditations and references are ready to send, and we're happy to support your team on funding applications before a penny is committed.
Where do you cover — and is it local authorities only?+
England and Wales. Local authorities and social landlords are the bulk of our work, but housing associations, contractors, developers and private homeowners are equally welcome — the standards and the turnaround are the same for everyone.

One Last Thing

Retrofit targets don't slip.
They just get more expensive.

Every year a programme waits, delivery costs rise and residents pay winter bills that funding could have fixed. Tell us about your stock — we'll tell you what's fundable, what it costs, and what order to do it in.
